District delights.

This 25-storey condominium was built adjacent to the Daniels Spectrum – a community cultural hub in Toronto’s Regent Park neighbourhood. This condominium building is a mix full-market housing. All suites are metered with Toronto Hydro supplied Smart Metering units. Retail and restaurant space of approximately 5,870 square feet was provided on the ground floor level. This project also includes two levels of underground parking for the housing of approximately 340 vehicles. Construction began in early 2010 and was completed in September 2012. Smith + Andersen also provided services for Daniels Spectrum, and was engaged to provide mechanical, electrical, communications and security design for Paintbox Condominiums. 

 

Energy-efficient design. 

The mechanical heating, chilled water and domestic hot water is provided by the district energy plant, Regent Park Community Energy System (RPCES) through heat exchangers. Systems are separated between PaintBox Condominiums and Daniels Spectrum. Fresh air and building pressurization is provided via a makeup air unit located in the roof top mechanical penthouse. Each suite and common area has individual energy recovery units and fan coil units for energy efficient suite outdoor air and tempering provisions. The ground floor lobby area is controlled by its own indoor air handling unit, capable of 100% outdoor air. This building’s innovative heating water design uses the return water temperatures from Daniel’s Spectrum for heating, which in turn provides a very low hot water temperature back to the district energy plant.

Making connections.

The communications design for the condominium includes a dedicated infrastructure to each suite, giving each tenant the ability to connect to the outside world via a high bandwidth cabling infrastructure.  It also allows each tenant to choose from multiple ISP’s available in the area, in turn creating a competitive market and subsequent cost savings to the tenant.

Security features include the design of integrated video surveillance (CCTV), electronic card access control and intrusion detection systems throughout the facility. A door entry system allows a visitor to communicate with any tenant and request entry via any tenant’s telephone. The system provides the tenant the means to allow or deny access to the visitor. An audiovisual duress alarm system has also been designed to provide building occupants the ability to request urgent assistance with the parking levels. The CCTV system is integrated with the duress alarm system to facilitate automated surveillance of activated duress stations.

 

A warm, bright haven. 

The electrical service is delivered from a Toronto Hydro vault and equipment. The 2500A main service of the condominium supplies a 1400A sub feed to the Arts and Cultural Centre (ACC), while a separate 600V, 200A feed is for the PaintBox Restaurant. Separate metered feeds are provided to various tenants throughout both the ACC and condo. Two 250KVA generators can provide emergency power to the Condominium and ACC. The fire alarm is a modified 2 stage system; each building has a stand-alone system which are networked together. The theatre and ACC feature an elaborate lighting control system. Low voltage lighting control has been provided to general areas throughout the condo and the arts and cultural centre.

Ambient lighting is achieved with decorative luminaires and recess down lights. Track lighting is used at all feature walls and indirect lighting is concealed in coves and in millwork furniture. All public areas are designed to leave an impression of a bright space.
