Bringing together residential, retail, and civic spaces, the development is designed to connect people, services, and experiences within a single integrated destination. At its heart is Oakridge Mall, home to some of Vancouver's most ambitious retail concepts.
Building an intelligent foundation.
Smith + Andersen was engaged to deliver Information Communications Technology design and Smart Building commissioning for Oakridge Mall. The development’s digital backbone includes a Gigabit Passive Optical Network, supporting efficient, high-performance connectivity across the site.
A converged building network integrates mechanical, electrical, security, audiovisual, and specialty systems, enabling seamless communication between building systems and enhancing operational efficiency.
Bringing retail to life.
Smith + Andersen played a significant role within Oakridge Mall, supporting approximately 20 tenant fit-out projects for internationally recognized retail brands. Each space brought unique design requirements, stakeholder expectations, and construction schedules, requiring close coordination from concept through occupancy.
Working collaboratively across Toronto and Vancouver, the team coordinated with architects, landlords, contractors, and tenant representatives to address evolving site conditions, maintain design intent, and support successful project delivery. This integrated approach helped bring many of the mall's flagship retail environments to life while contributing to the overall vision for Oakridge Park.

The site features a network of indoor and outdoor gathering spaces, including a library, daycare, seniors centre, community centre, and public park.
Common areas are equipped with centralized audio systems, zoned speakers, digital displays, and interactive elements that support both everyday use and large-scale events.
An immersive experience.
Audiovisual design plays a key role in shaping the user experience across the site. Permanent AV systems are complemented by infrastructure for temporary events, supporting performances, community programming, and public gatherings.
Large-format LED displays, digital signage, and interactive installations create a dynamic and engaging environment, while coordinated integration with the transit authority ensures seamless communication in the transit plaza.
