Niagara’s first net-zero building

The Niagara region is known as one of the leading destinations for region rowers - and for good reason. It is located right on the water and residents have enjoyed rowing for more than a hundred years. The community’s determination to maintain this reputation, as well as host the Niagara 2022 Canada Summer Games, sparked the beginnings of the Neil Campbell Rowing Centre project.

The Centre is located in Port Dalhousie, and is a satellite facility of the larger Canada Games Park. Inside, you’ll find a ergometers, a lifting gym, provisions for regattas, and views of the Martindale Pond.

Smith + Andersen provided mechanical, electrical, communications, security, audio-visual, and Intelligent Integrated Systems Services. Our Footprint team also engaged as sustainability specialists on the project.

Sustainable focus in a conservation area.

Henley Island is zoned as a conservation/natural area and major green space, so it only makes sense that the new building carried out a sustainable focus to reflect the surrounding environment. The Centre’s ambitious sustainability targets feature not only a net-zero design, but also a mass timber structure. To successfully execute these objectives, our Smith+ Andersen designers worked with our Footprint sustainability specialists and implemented energy-saving measures wherever possible.

“The below grade air distribution system hides the mechanical services beneath the slab allowing us to maintain clean site lines while exposing the wood ceilings.”

Brad Bull, Principal

The Neil Campbell Rowing Centre features a clean and modern aesthetic, with floor-to-ceiling windows that use exterior solar sharing and triple-glazing. Our mechanical designs, such as the underfloor air system, also serve a dual purpose – contributing to the client’s desired aesthetic while working towards the Centre’s sustainability targets. Other energy-efficient systems include a heat pump system for primary heating and cooling, natural ventilation and minimized mechanical cooling, ventilation heat recovery, and demand control ventilation.

Our electrical designers also collaborated with the architect to incorporate a solar roof that produces 43,000 kWh of renewable electricity each year and contributes to the facility’s goal of operating at net zero.
