New heights of engineering excellence.

Designed by Rogers Partners Architects, this exciting new office tower will introduce approximately one-million square feet of Class-AAA office space to Toronto’s harbourfront. Developed by Oxford Properties on a highly-visible site immediately next to the Air Canada Centre (just south of the Gardiner Expressway), 30 Bay will offer office tenants direct connections to Union Station through the downtown PATH system.

Efficiency, sustainability, and connectivity have been central tenets of the building design from the beginning, aiming to achieve high occupancy densities, and targeting LEED Platinum and Net Zero. Smith + Andersen has been engaged to provide mechanical, electrical, communications, and security design for this project.

In keeping with the efficiency objectives of the overall project, the mechanical design includes a Variable Air Volume (VAV) interior system, with a specialized fan coil unit on the perimeter.

The design also includes a 100% redundant electrical system, as well as energy-efficient LED lighting throughout the office building. A Digital Addressable Lighting Interface (DALI) control system has been proposed for the design, linking individual ballasts to a central computer for independent control and adjustment.
