Electrical Planning Reports for Strata Properties

To support planning for increased electrical demand and decarbonization, the British Columbia Strata Property Act now requires strata corporations with five or more strata lots to obtain an Electrical Planning Report (EPR) from a “qualified person” by December 2026 or December 2028, depending on the region.

Who can prepare an EPR? 

A “qualified person” is defined by the BC Strata Property Act as: 

  • For Part 9 Buildings: as an electrical engineer, an applied science technologist or a licensed electrician 
  • For Part 3 Buildings: an electrical engineer or an applied science technologist
