Refreshing a downtown landmark.

The revitalized Pacific Centre features four floors of AAA office space and four floors of retail areas, including the anchor tenant (Nordstrom). The building includes two new courtyards, an extension of the Pacific Centre mall, and a rooftop amenity space.

Smith + Andersen was engaged to provide mechanical and electrical engineering, as well as communications design.

District energy connections.

The redevelopment included new building systems for heating, ventilation and air-conditioning (HVAC) and plumbing, bringing the 40-year old building up to current codes and standards. The building’s new central energy plant consists of steam-to-water heat exchangers supplied from Creative Energy’s district utility energy distribution system, as well as a heat recovery cooling plant. The central energy plant takes advantage of the building’s heat exchange synergies between various complementary occupancies, to recover energy from mall air-conditioning and office computer room systems. Low temperature heating, enthalpy recovery, and free-cooling demand ventilation control systems further reduce energy consumption and improve indoor air quality.


Upgraded electrical.

Of the shopping centre’s three electrical services, two existing services were replaced and one service was refurbished to comply with current electrical codes while the distribution systems were replaced with new components. The lighting design maintains an appealing aesthetic while conforming to LEED Gold standards. A new integrated building network supports lighting control, metering BAS, and CCTV systems, while a Category 6 copper and fibre optic cabling infrastructure supports the integrated building network.
