Across space and time.

Designed by 5468796 Architecture, this six-storey, mixed-use building winds around a four-storey heritage structure, thoroughly integrating the old and the new. Located at a prominent corner of Winnipeg’s historic East Exchange District, the building includes approximately 170 rental apartments, additionally providing commercial space and surface parking. The heritage portion of the development includes a mix of office and residential space, as well as a rooftop deck. The plaza below acts as an amenity space for residents, as well as public space for programmed activities in the community. 

Smith + Andersen was engaged as the mechanical and electrical engineers, with Footprint engaged as the sustainability consultants.

Complexity simplified.

From the beginning, the team prioritized energy efficiency in both the mechanical and electrical design, striving to keep operating costs low for rental units. HVAC and plumbing layouts include minimal bulkheads in order to minimize visibility and complement the pre-existing suite design and geometry of the building. The electric heating and cooling solution is a low-carbon way to utilize Manitoba’s hydro-powered electrical generation. Energy performance is measured relative to the Manitoba Energy Code for Buildings (MECB) 2013.
