Tsawwassen Mills is one of the largest enclosed shopping centres in the Greater Vancouver area. The single-floor building features themes, modelled around the typical Mills Mall format. This development of approximately 1.2-million square feet of retail space includes a 145,000 square foot Bass Pro Shop store, restaurants, a 1,100-seat food court, factory outlets, and kiosks.

Smith + Andersen was engaged as the mechanical and electrical consultants for the base building and tenant improvements on this project.

(Almost) open-air shopping.

Outside air is provided from air handlers serving the main corridors and food court area of the building. Energy-efficient package roof top units provide air conditioning to all retail spaces, and energy recovery units are used for the public washroom’s exhaust system. The energy consumption on all systems are measured using sub-meters, and are monitored with a building automated system (BAS). Due to the high-efficiency systems, this project was eligible for the Fortis BC Incentive Program. 

All washrooms are equipped with low-flow plumbing fixtures with high-efficiency electronic flushometers, complete with a hydropower self-generating system. Control flow roof drains collect storm water. Five grease interceptors are installed in the sanitary system for the food court and restaurant areas. High-efficiency domestic water heaters are used for showers, service mop sinks, and lavatories. 

The electrical design included the complete high voltage distribution, as well as individual tenant metering and nine pad-mounted transformers. Low wattage LED lighting systems maximize energy efficiency, and include daylight harvesting throughout the mall concourse.
