SolarWinds is a software firm based out of Austin, Texas. The tenant improvement project for their Vancouver office created a casual and welcoming space to attract employees in the competitive tech industry. With the headquarters located in the United States, the fit-up required close collaboration between team members located across North America.

Client team sought high-value design solutions without compromising the integrity of the heritage building.

Mixing the old with the new.

Located in Vancouver’s landmark Guinness Tower, this office space occupies 6,000 square feet of space. The tenant wanted a simple aesthetic, to complement the character of the building. Our mechanical team created solutions that work well with an open ceiling, such as exposed mechanical systems that ultimately contributed to the raw, industrial office space.

 

Macro ideas for micro-zones.

Fitting up this space to accommodate SolarWinds required transitioning the existing office space from a fully open office toward a design that incorporated specific micro-zones. This required our mechanical team to carefully coordinate the re-design of new systems with old systems. In order to light these micro-zones, our lighting designers carefully coordinated with the interior design team to create a comprehensive lighting scheme through non-standard practices. The design features, such as LED luminaires, were applied through suspended pendants, as well as direct and indirect lighting to suit each specific “zone”. The client also required maximum control over their lighting, so each space accommodates integration features that allow manual dimming. Additionally, our communications design team planned for the stand-alone LAN room, which will accommodate the requirements of this North American firm and address their detailed server requirements.

This tenant improvement project was completed in approximately six months. The expedited design and construction schedule led to occupancy in 2019.
