A flexible design for future growth.

Humber College’s Lakeshore Commons is the focal point of the campus. The new four-storey multi-purpose facility replaced the existing 40 year-old, two-storey structure that used to house the performing arts program.

The Lakeshore Commons building includes classrooms, labs, faculty offices, student project space, learning commons, a cafeteria, and a new media communications centre, which hosts a film-editing suite and a small TV studio.

Smith + Andersen was engaged to provide mechanical, electrical, communications, security, and audio-visual design for this campus hub.

Elevated efficiency.

The mechanical design combines equipment updates with sustainable design features for increased efficiency. The central chilled water plant was upgraded to include a new evaporative closed loop fluid cooler, which provides free cooling to the Lakeshore Commons building and the existing campus during the shoulder seasons. Low flow fixtures, enthalpy recovery and demand ventilation are other sustainable strategies that were implemented for this building.

Lakeside lighting.

For the electrical design, combinations of light sources were utilized to complement the different building uses. Occupancy and daylight sensors are placed throughout the space to reduce energy consumption. Classroom and lab lighting, and audio-visual systems, are integrated and can be controlled through a single touch screen at the teaching lectern.

A hub creates connections.

The telecommunications infrastructure reflects the project team’s key design goals of flexibility and growth. It is capable of supporting the latest technologies, including VoIP, wireless, audio-visual and interactive learning. The new building was designed as an extension to the existing campus area network, with backbone connectivity to existing data centre facilities.
