Located near King George Sky Train Station and Holland Park in Surrey, British Columbia, this multi-phased development is an excellent example of elevated intelligent integrated systems design. The mixed-use development features a residential tower in Phase 1, an office tower in Phase 2, and two condo towers in Phase 3.

Once complete, the development will include a roof-top greenspace, an underground parkade, a market hall, commercial spaces, and a central courtyard.

Adaptable infrastructure to integrate with emerging technologies.

A high-Wired process.

Targeting WiredScore Home certification, the multi-phase development required intelligent integrated systems design. Our team’s scope included base building connectivity, fire alarm, lighting control, and Building Automation Systems (BAS) design. As a result, the development accommodates Smart IoT (Internet of Things) devices and also supports full-suite automation. Our team worked alongside Century Group to prioritize a variety of user experiences for both facility management and tenants. This included conducting sit-down meetings to walk through "day-in-the-life" user experiences in detail. Our project team examined more than 40 use cases. With BAS systems that auto-adjust to correct themselves before potential faults occur, or the ability to order groceries from the ground-level market hall through a phone app, every part of the development is carefully planned and integrated in order to maximize identified user experiences.

The systems within Century City are not just designed for the present – the design’s adaptable nature will accommodate future phases, technologies, and growth.
