An office building fit for high-tech clients.

With a prestigious downtown address, a large floorplate, and a secure, integrated building platform, 402 Dunsmuir was tailor-made to support the city’s growing technology presence.  This mixed-use office building includes floor-to-ceiling glass and modern amenity spaces, attracting big-name tenants with its flexibility and accessibility. The nine-storey building includes not only office space, but also a “retail pod” of 17,000 square feet at the corner of West Georgia and the adjacent service laneway.

S+A teams provided mechanical, electrical, communications, and intelligent integrated systems design for this project. Leveraging industry-leading technology solutions to create an integrated building platform that meets the unique, mixed-use needs of the tenants inside, 402 Dunsmuir has been hailed “the most connected building in downtown Vancouver”. A suite of smart-capable systems prepared the building to leverage the latest technology platforms well into the future, while the secure, integrated building platform improves operational effectiveness, energy efficiency, and user experience.

Owing to the collaboration of the design team and future-focussed vision of the client, 402 Dunsmuir successfully achieved LEED Gold Core and Shell certification.
