Located in Calgary's Beltline district, this development features a first class 10-storey office tower, which includes 3 levels of below grade parking as well as mixed retail on the main level. Smith + Andersen also provided services for their two-storey conference centre, and the Safran Centre - a four-storey heritage building removed for office use. The education centre has achieved LEED Gold Certification.

In the office tower, typical floors are served by chilled water compartment units located in the core with hot water radiant panels at the perimeter. A central variable speed make-up air unit located in the penthouse provides outdoor air to the compartment units on each floor. Outdoor air is preheated during shoulder seasons using chilled water return from the compartment units. A tenant condenser water system is provided for 24/7 cooling loads.
