As base building engineer for Eighth Avenue Place, Smith + Andersen completed the mechanical design for all tenants within the building. Enclosed offices, meetings rooms, a fitness centre, and a 300 sq. ft. data centre operating 24/7 were some of the elements included in the Burnet, Duckworth & Palmer space.

This project challenged the norm for mechanical solutions, as the improvement included a full working kitchen in the middle of a 48-storey tower. Conventional design would require a 25-storey exhaust riser be added, chopping space from every other tenant. Smith + Andersen was challenged to provide an alternate solution without impacting other floors. Through a great deal of research and consultation with the authorities having jurisdiction, Smith + Andersen was able to design a system to give Burnet, Duckworth & Palmer LLP the full operating kitchen facility they desired while meeting the landlords requirement of not running a separate riser the length of the entire building.
