The Vine is a major mixed-use redevelopment of the former ICBC Claim Centre on West Broadway combining ground floor retail including a London Drugs, Market Place IGA, and smaller commercial retail units. There are also 137 upscale condominiums within three building complexes. Emphasizing ""sustainability"" and ""greening"", this project has earned the maximum allowable density by city planning.
Within the multi-use building, consideration was given to the separate entities of residential to ensure the electrical systems were duly separated. The nature of the building also required the fire alarm system to have two different response locations and various scenarios of alarm sequencing to suit the occupancies.
The project was designed to be compliant with the Vancouver Energy bylaw in effect at the time. The distribution was set up to allow for future metering of HVAC and lighting systems. Along with Dark Sky compliance, lighting efficiency was also taken into account. The roof podium level required special consideration for lighting as it is an egress for the podium level condos.
