Eau Claire West is essentially an urban village. It is a prominent mixed-use site spanning two city blocks with 1,100 residences (suites and town homes), a hotel, supermarket, restaurants and retail space with a pedestrian plaza. Phase I (1,040,000 square feet) consists of three high-rise residential towers and podiums comprised of rental units and a 4-star hotel. Phase II (700,000 square feet) consists of three additional residential towers. Tenant fit-out services will be for the site's grocer.
The Eau Claire West project was drafted and coordinated entirely in BIM to create a 3D model of the mechanical systems and the distribution of services. Utilizing BIM allowed for detailed coordination of the building in areas with complex architecture, crossing of services and reduced floor to floor heights.
Residential mechanical systems include four-pipe fan coils with in-suite heat recovery ventilation for improved ventilation and energy efficiency. Hotel mechanical systems include fully variable speed plants with high efficiency condensing boilers designed to effectively cascade water temperatures through envelope heating, outdoor air heating, snow melting and domestic water preheating. Site storm water is collected centrally in cisterns for controlled release.
