Located in Surrey, British Columbia, this mixed-use project features retail, residential spaces and office suites. The site is based in one of Surrey's rapidly growing districts and is comprised of 11 buildings ranging from three-storeys and five-storeys high. There are 410 residential units. The project is built on two large below grade parking structures. The retail portion is comprised of various anchor tenants, restaurants, clothing stores, and multiple banks. The feel of the buildings has both a main street, and intimate 'village' appeal. Smith + Andersen has been involved in 80% of tenant upgrades and, in addition to electrical, provided mechanical services towards the project's completion.
The project consists of individual fire alarm systems to multi-stage systems to accommodate the building layout, profile, and functionality. The general exterior lighting system has been designed to include automatic time-clock controls with uninterruptible power supply (UPS) power back up systems for areas where lighting is required for emergency egress. The exterior lighting is designed with a combination of low-level bollards, medium-high lamp standards, and high-level parking lot lamp standards. All pole lights are equipped with plug-in outlets to provide seasonal decorative lighting. Additional exterior outlets are provided for plug-in for live bands and music systems for use during special events. A unique feature of this project is the active clock tower and multiple fully-active water fountains with special lighting within.
